Joel and Bill,
I wanted to let you know that 2347 Champa Street has come in for demolition. Per the designation application this was listed as a contributing structure with the comment “Abandoned, boarded-up home. Reportedly unsafe and beyond repair. If this is true, LPC allows demolition per its procedures.” We have received a structural engineers report from Crimson Engineering Associates. Due to the unsafe conditions of the building they were unable to do a full inspection. Their recommendation was to demolish the west exterior wall, remove interior framing and debris, shore up the remaining walls and then they would be able to do a full structural condition assessment. I went out there with two inspectors and I believe the building is beyond repair. It is a beautiful home and an exemplary example of the Italianate style so popular during the 1880s but I am recommending demolition as I do not believe it can be saved.
This review will go before the Commission on September 4, 2012.
Per Chapter 30-6(6) In no event shall a permit be issued until the commission has approved a replacement structure or site development. The owner has submitted a site development for design review. This will also go before the Commission on September 4, 2012.
